Title Deeds

How to Verify a Title Deed in Kenya

Confirm real ownership before you pay a single shilling.

A title deed is the legal proof of ownership. Before you buy, you must confirm the title is genuine, the seller is the registered owner and the land has no hidden problems.

What Is a Title Deed?

A title deed is an official document issued by the lands registry showing who owns a parcel of land, its size and its parcel number. Without a valid title, you do not truly own the land.

How to Verify It

  1. Ask for a copy of the titleRequest a copy and note the parcel number, registered owner and the registry that issued it.
  2. Conduct an official searchApply for a search at the relevant land registry or through the Ardhisasa platform. This confirms the registered owner and shows any charges or caveats.
  3. Match the seller to the titleThe name on the title must match the seller's ID, or the seller must have valid authority to sell on the owner's behalf.
  4. Check the survey and beaconsConfirm the parcel on the ground matches the survey map. A licensed surveyor can place or confirm beacons.
  5. Involve an advocateHave your advocate review the title, search results and sale agreement before you pay.

Watch Out For

  • Sellers who refuse to allow an official search
  • Titles that look altered, photocopied or incomplete
  • A seller whose name does not match the title
  • Pressure to pay a deposit before any checks are done

What About Land Without Individual Titles Yet?

Some projects are sold before individual titles are processed. If so, ask for the mother title, the subdivision approvals and a written timeline for title processing. At YOUR PLOT PLUG 254, Greywood Lukenya and Ziwani Ridge come with ready title deeds.
